When Do I Have To Have My Building Inspected?
Inspections are broken down by community districts. Use the following chart to see when your building is due for inspection.
Date Range For Local Law 152 Inspections
Local Law 152 requires gas piping system inspections every four years, based on the property's community district schedule. Check your next due date to ensure your building remains compliant and avoid potential fines.
What Is The Filing Process?
Local Law 152 Inspections must take place during the calendar year stated in the inspection time for those buildings.Within 30 days of the inspection, the licensed master plumber must provide to the building owner a Gas Piping System Periodic Inspection Report showing the results of the inspection. The licensed master plumber must use the Gas Piping System Periodic Inspection Report form (GPS1) available on the Department’s website.
Unsafe Conditions
If an inspection reveals any unsafe or hazardous condition(s), the licensed master plumber must immediately notify the building owner, the utility providing gas service to the building, and the Department of Buildings The building owner must take immediate action to correct the condition(s) in compliance with the New York City Construction Codes and any required permits.
Don’t let a plumbing problem become a catastrophe!
What Has To Be Inspected?
If the building contains a gas piping system, a licensed master plumber, or a non-licensed master plumber under the supervision of a licensed master plumber, must perform an inspection of exposed gas piping in non-tenant spaces and certify whether conditions requiring correction were identified in the Gas Piping System Periodic Inspection Report provided to the owner and whether additional time is required to correct those conditions. If the building does not contain a gas piping system, a registered design professional must certify that the building contains no gas piping system.
Owners of all buildings except those in occupancy group R-3 (2 families or less). The estimated total amount of buildings affected is approximately 280,000 in NYC.
